Real Estate Description: This improved farm of 105 acres, more or less, will be sold in its entirety as per a new survey being performed. Said farm has considerable road frontage along both Cuba and Champlin Roads. The area about is dominated by ongoing grain farming coupled with some livestock as cattle, sheep, and horses. Newer rural homes are in the immediate area as well as the small nearby community of Cuba.

    At present this farm’s acreage division shows some 80.5 acres as tillable (as per Farm Service Agency), about 20 acres of woods/pasture/pond, with the balance of acreage comprising one of the foremost home sites in Clinton County. Real Estate Terms/Conditions and Inspection: The successful purchaser will pay 10% of the total sale price as deposit day of auction – with the balance of monies due in full on delivery of deed on or about April 30, 2013, at which time full possession will be given. All current real estate taxes will be prorated and paid in light of current CAUV agricultural use – and any change of use tax penalty will not be a Seller responsibility. All risks and costs associated with spring planting privileges are assumed by the new Purchaser.
